Strategic Land is a term to represent locations that are not able to be developed immediately, but may be suitable for development at some point in the future. We work with landowners, developers and other partners to unlock the development potential of strategic land through its promotion through the Local Plan system, with a view to securing an allocation for development.
Due to the range of services on offer through DLP Consulting Group, we have the expertise to demonstrate the suitability of sites for development and establish there are no technical obstacles to development. This includes demonstrating there are no access, highways, drainage or ecological issues. We can prepare technical assessments and evidence to demonstrate need for development and create masterplan and vision documents that visually summarise the site’s potential and help “sell” the planning strategy for the site.
We have considerable expertise in promoting sites through the Local Plan process, submitting details of strategic land to “call for sites”, submitting representations to Local Plan consultations, and attending Local Plan Examinations in Public. We regularly review and revise strategies, identifying where there may be opportunity to bring applications forward to achieve specific local benefits, address acute unmet need and respond to changing policy contexts.
