DLP Planning Ltd successfully secured planning permission on appeal for the construction of an Integrated Retirement Village (Use Class C2) of up to 133 units. It was a hybrid planning application consisting of (i) full planning permission for 73 assisted living units within a village core building with ancillary communal and care facilities and residential blocks B1 – B4; and (ii) outline permission (all matters reserved except access) for up to 60 assisted living units, landscaping and parking.
DLP provided a consultancy role advising on planning and transportation matters and was instrumental in the coordination of the project team and advising on the strategy for the planning application and appeal.
The site comprises an area of 4.5 hectares and lies on the eastern edge of Sonning Common in what is a semi developed area to the south of Blounts Court Road and east of Widmore Lane. Its physical boundaries are defined by a mix of garden fencing/edges trees and hedges. The site also lies within the Chilterns Area of Outstanding Natural Beauty (AONB).
The Outcome
DLP were retained as planning consultants to advise on the planning conditions, planning obligations and the reserved matters application. DLP successfully discharged all the pre-commencement conditions on behalf on the client and worked closely with the project team to prepare and submit the reserved matters application.
