After successfully securing outline planning consent in 2021, DLP Planning and Cass Design were instructed to prepare and submit reserved matters for 80 residential dwellings (including affordable housing) on land at Cromwell Road, St Neots.

The site, in part, comprised previously developed land (PDL) and is allocated in the Huntingdonshire Local Plan to 2036 for residential development (allocation reference SN 3). The outline consent was granted on the basis that the proposal would make a significant contribution towards the supply of housing in the district alongside various social, environmental and economic benefits.

DLP Planning were responsible for the co-ordination of the submission of the reserved matters application and supporting documents including briefing and instructions of the sub-consultant team, reviewing and commenting on reports, submission via the Planning Portal and post-submission works including monitoring of the application, responding to consultee comments and liaison with Huntingdonshire District Council. DLP Planning worked closely with the project team to prepare a carefully designed and policy compliant scheme and subsequently obtained reserved matters approval in May 2025.
