DLP Planning is currently providing multi-disciplinary inputs to support a hybrid planning application including Planning, Masterplanning, Transport / Highways Design, and Drainage for this mixed-use development.

The part of the development for which full planning permission has been applied for includes the design and delivery of access and on-site spine roads, associated access junction arrangements, and drainage infrastructure. The part of the development for which outline planning permission has been applied for is the phased development of up to 500 dwellings, 5,700m² of employment development, and public open space.

The proposed development site forms a key element of an area allocated as the Rushden East Sustainable Urban Extension (SUE) in the North Northamptonshire Joint Core. The SUE encompasses a mixed-use scheme of up to 2,200 dwellings, 110,000m² of employment land, local centres, two primary schools, and one secondary school.

The Outcome

DLP Planning is currently working through a Planning Performance Agreement (PPA) with North Northamptonshire Council to further develop and refine the masterplan layout.

Key challenges of the project include the integration of the masterplan layout and highways infrastructure of Knights Farm with the wider allocated SUE area, which borders the site to the north and east. Additional issues addressed as part of the application include the connectivity of the site to Rushden and the impact of traffic on the Strategic Highway Network, which has included extensive discussions with National Highways and use of a micro simulation model to justify levels of impact and mitigation at key junctions.
