Cass Architects and DLP Planning submitted an Outline Planning application for a mixed-use re-development, to vitalise this area of Bedford. The Town Centre Masterplan identified this area as a prominent gateway with improved pedestrian and cyclist connectivity between the train station and the town centre, along with BBC’s highway improvements for the bus station. This site was earmarked for re-development with a landmark building.
The submitted outline application referenced policy 11, of the Local Plan 2030. The proposal would create public realm spaces, with improved hard landscaping and public spaces, with active frontages, public courtyards, with pedestrian permeability and communal roof terraces.
The Outcome
This mixed-use re-development provides retail and residential uses; with 850m² of flexible town centre retail space and 105 residential flats with a concierge service. Secure vehicle access from Priory St & Greyfriars, in-line with BBC’s Highways improvements, this scheme would provide two levels of underground car parking for the use of both residents, disabled and retail staff, along with cycle and refuse storage, deliveries and services designed to be unseen from the town centre’s public realm.
