We provided masterplanning services on this former Locomotive works site. The 74ha site forms part of Bolton Council’s Core Strategy principally for the provision of 1600 new homes. We worked closely with the wider consultant team to provide a development strategy for the site, incorporating sophisticated environmental and remediation measures due to the past and present industrial uses and proximity to Red Moss Site of Special Scientific (SSI) & Site of Biological Importance (SBI).
We provided services for masterplanning, architectural design and landscape design input into the approach to development, the distribution of housing, the access strategy, site drainage and access arrangements.
The Outcome
Due to the local historical importance of the site, extensive consultation took place with the local community, key stakeholders and the local authority. The outcome is the integration of the masterplan with the existing town and Middlebrook retail park. In addition to the housing provision the scheme also includes 10ha of mixed-use commercial employment development which includes the retention of key former locomotive sheds (heritage assets) for community and retail functions forming a historic core within the wider masterplan.
